Glen Park Mixed-Use Development Feasibility Analysis

MJC completed a market analysis, development feasibility
study, and operations proformas for a 40,000 square foot mixed-use project in the Glen Park neighborhood of San Francisco. This project includes fifteen 2-bedroom residential condominiums, a 9,000 square foot
public library and a 6,500 square foot grocery store. Jones analyzed development
costs and profitability for each project component as well as for the project as a whole.
The analysis was used in sales negotiations, to modify project configuration and to qualify for a construction loan.

Malibu Pier Concessionaire Proposal
Leopold Capital Strategies, LLC
MJC was hired by Leopold Capital Strategies to write
a comprehensive development and concessionaire proposal in response to the State of California Department of Parks and Recreation’s
RFP for a new Malibu Pier concessionaire. For the proposal, Jones prepared a
comprehensive operations plan which covered organizational structure, transition strategy from the State, customer service
plan, an employee staffing and training plan, a marketing and advertising strategy, a community involvement program, a detailed
descriptions of products and services, a pricing policy, an interpretive material and activity plan, an ADA compliance plan,
a conservation and environmental awareness plan, a security and safety plan, and a facility maintenance and housekeeping strategy
for the operation of the pier. MJC also completed a facility development plan,
interpretive plan, a development feasibility study, and operation proformas for the project.
The final project includes 9,000 square feet of restaurant and retail space, a surfing museum, a sports-fishing concession,
equipment rental, and a bait shop on the historic Malibu Pier. The proposal was
selected by the State Department of Parks and Recreation as the successful bid for the concessionaire. The State indicated that the proposal was one of the best they had ever received. Upon project selection by the State, Marie Jones Consulting provided additional consulting services including:
public relations assistance; completion of a benchmark comparison analysis of operations and management metrics for five comparable
California piers (Santa Monica Pier, Redondo Pier, Santa Barbara Wharf, Santa Cruz Wharf, and Malibu Pier); and market Comps
for surfing museums and other area tourist attractions.

Old Mint Feasibility Study

This project explored
the feasibility of four possible development alternatives for the Old Mint. The
Old Mint is 77,000 square foot National Historic Landmark in downtown San Francisco. The City of San Francisco
used the study to guide selection of a developer for the facility. The Old Mint is located in a critical within the Mid-Market
Redevelopment Project Area, as such the City hopes that redevelopment will contribute to the revitalization of the area. For the study, Marie prepared an overview of current market conditions for office,
hotel, event venue, and museum use, and a financial feasibility analysis of four project scenarios to test general feasibility
for private and institutional developers. Marie also prepared a resource guide
of funding sources for grants and financing to enhance reuse feasibility.

Small Office
Building Purchase Analysis
John Peterson Architects
MJC provided real estate
advisory services to this small architectural firm interested in purchasing a small office in San Francisco. Specifically MJC completed development proformas and calculated internal rate of return
for two small office buildings.
Public Health Institute Feasibility Study
Public Health Institute, Berkeley, CA
This assessment explored the feasibility of a master-leased
or purchased co-location project for Public Health Initiative (PHI) headquarters and a number of PHI projects. The assessment explored support for a master leased/owned building among 12 PHI project directors, assessed
current real estate lease and for sale markets for office space in Oakland and Berkeley and included a cost benefit analysis
of leasing versus buying a building. Finally the report also provided a project
timeline and described a number of funding sources available to non-profits for building purchase.

For this project MJC completed a feasibility
analysis for an 80,000 square foot non-profit one-stop center that would house a variety of non-profits who provide technology,
management, fundraising, board development, consulting services, and training programs to the Bay Area’s non-profit
community. The feasibility analysis included interviews with 32 non-profit directors
to gage space requirements, interest in, and commitment to the project, case studies of similar non-profit owned/occupied
space, a financial feasibility analysis, a risk analysis, a review of ownership and management models, project timeline and
development requirements, and a summary of potential funding sources.

For this project Jones completed development and
operating proforma analyses for the 9th Street Media Coalition’s
purchase and rehabilitation of a facility, which it has subsequently purchased.
